With the rising costs of utilities, developers are now adopting energy conservation practices to increase the sustainability of buildings. Additionally with a higher demand for flexible working hours within shared office spaces, more developers are not bundling utilities into their rental rate, and instead charging clients based on their use. Rather than overlooking this, here are some efficient technologies developers can implement to help cut down your overheads. Check with your landlord for which of these have been implemented in your building.
Getting the right air conditioning system (P2)
The electricity bill is a major overhead for office spaces. Air conditioning systems are the main culprit here. While creating a comfortable office environment is mandatory as seen in our articles on work spaces that work, it is necessary to do so without driving up costs.
For example, newer Air Conditioning systems for commercial spaces such as those with a magnetic chiller and a Variable Frequency Drive (VFD) consume only 30% of the energy an older chiller without a VFD would use to cool the same space. This results in considerable savings for the tenants of the building.(1)

In most cases, the costs of water are usually borne by the landlord. However if you are concerned about your environmental footprint, do find out about the Water Efficiency Label (WELL) ratings of your washroom fittings. This rating will tell you how efficient they are and how much water you can save.
For example, taps generally discharge up to 18 litres per minute. However, aerating tap models can use as little as 2 litres per minute depending on the application. This translates to an 80% saving. Additionally, while traditional commodes use up to 12 litres of water, dual flush commodes use less than 4 litres amounting to a 70% saving.(3)
